How does a property auction work?
Bidders pay an auction deposit (at most 30 % of the minimum bid in a voluntary auction), prove their identity and bid at the auction. The highest bidder wins and pays the price within the deadline stated in the notice – usually within 15 days for a voluntary and 10 to 30 days for an enforcement auction. You can see the property at a viewing before the auction.
What is the difference between a voluntary and an enforcement auction?
A voluntary auction is run by an auctioneer (a private company), usually at the request of a bank as the secured creditor. An enforcement auction is run by a court bailiff in enforcement proceedings. In both cases the notice must be published in the Commercial Gazette – which is where our data comes from.
What to watch out for when buying property at auction?
Check the title deed and encumbrances (easements, tenancy rights), attend the viewing and verify the condition of the property. With a co-ownership share you only buy part of the property. Arrange mortgage financing in advance – the payment deadline is short and the bank needs an expert valuation.
